Description
The living room and open-plan kitchen occupy the centre of the farmhouse. To the left, an entrance hall leads to three bedrooms and a bathroom. The right-hand section also comprises three bedrooms, together with an additional room of 30 m² with its own outside access. This layout lends itself to dividing the house into two separate homes.
A barn of 43 m² adjoins the farmhouse. The attic above the right-hand section of the house connects to this barn and offers potential to extend the living space. A smaller outbuilding opposite the barn could also be converted into living accommodation, subject to the necessary permissions.
The agricultural buildings provide approximately 1,350 m² in total and comprise:
• A building on two levels, with a 217 m² storage area and grain silo upstairs. The lower level houses a 210 m² goat shed with feeding headlocks for 100 animals, a feed conveyor and feed trolley, a 90 m² area for young goats, and a 16-point milking parlour with an adjoining technical room, together covering 40 m²;
• A fully equipped dairy processing facility of 67 m², compliant with CE standards, with a dedicated area for farm-gate sales at the front. A direct pipeline connects the milking parlour to the processing facility;
• A workshop of 195 m²;
• A sheep shed of 215 m² with an adjoining open-sided shelter of 115 m²;
• Two storage tunnels of 100 m² each.
A removable wooden floor allows the upstairs storage area of 217 m² to be regularly used as a venue for celebrations and dancing.
The land extends to approximately 15.4 ha, comprising pasture, arable land and woodland. There is also the possibility of taking over the lease of a further 16 ha, subject to the continuation of the existing arrangements.
Located within the Rocamadour cheese appellation area, this certified organic cheese farm is fully equipped and operational. The machinery and equipment required to run the business are included in the sale price. The current owners are willing to guide the buyers through the handover and support them as they take over the running of the farm.
