Characteristics of the property

Location

The main house was completely renovated in 2013 to a high standard. A veranda, partly used as an outdoor kitchen and partly as saddle storage, leads into the living area (93m2) with exposed wooden beams. The living area comprises a lounge with a wood burning stove, a dining room and a modern open plan kitchen. Sliding windows on either side give access to the outside. Behind the kitchen is a pantry, storage room and technical room.

The ground floor also has a spacious bedroom (30m2) with a beautifully designed bathroom (20m2) with a walk-in shower, bath, toilet and double sink. There is also a dressing room (15m2).

A steel staircase leads to the bright landing on the first floor where there is a desk.

This floor also has a second bedroom suite of 65m2 with an en-suite bathroom with shower, a lounge area and a spacious dressing room.

On the second floor there is a third spacious bedroom with exposed beams and an ensuite bathroom.

This beautifully finished house is heated by a heat pump with storage tank. This controls underfloor heating on the ground floor and radiators on the upper floors. A water softener has been installed and a heat pump boiler provides hot water.

The aluminium window frames are fitted with double insulating glass.
The house is connected to the fibre optic network.
The rainwater tank is equipped with a pump.
The septic tank is up to standard.

Between the house and the gîte, there is a recently constructed swimming pool with a lava pebble and plant filtration basin and a circulation pump with UV filter. Entirely natural and crystal clear water.

The 111 square metre gîte has been built in one of the two stone barns on the property. The cottage is ready to rent and has two spacious bedrooms, a bathroom with shower and double washbasin, a laundry room and a living area with kitchen, lounge and dining room.
The gîte is well insulated and has electric underfloor heating.

The other part of the barn consists of a walk-in stable of 150 square metres with an exit on each side leading to a large meadow.

The second stone barn (300 square metres) contains five spacious horse boxes, a grooming area, a hay store and a separate workshop.

On the east side of this stable complex is another 105m2 shelter. A special surface has been laid to allow the horses to stay outside in both winter and summer.

A little further on, the recently constructed maintenance-free riding arena (45m x 25m) has an all-weather surface of resilient carpet fibre and can be used all year round.

There is also a paddock and lunging area. The surrounding countryside, with its many small bridle paths and tracks, is ideal for trail riding. The property is situated on the Camino de Santiago route.

The 11.5 hectare property consists mainly of meadows, a small area of woodland and a 1.5 hectare vineyard. The breathtaking views over the Lot valley are unique.

In the immediate vicinity are many beautiful bastides and villages with weekly markets and brimming with charm.

Bergerac airport is about 45 minutes away, and the airports of Toulouse and Brive can be reached in an hour and a half. The TGV station of Agen, with a direct connection to Paris, is 45 minutes away.
